Renting is more of an art than a science.  Yes, you need to do credit checks, landlord references and criminal backgrounds; but there is still more to it.

My first criteria is, “does it make sense?”  I will have applicants look at a one bedroom in the city and then want to see a townhouse in the suburbs.  What is up with that?  It doesn’t make sense and I usually run away from them.

It needs to make sense.  Are they trying to get in a certain school district?  Is it comparable to where they live now?  Price range?  Why are they moving? Who is moving with them?  Do they have a dog now but ‘they are getting rid of it when they move?’.  How many people are they trying to squeeze into a one bedroom apartment?

If the answers to all the questions don’t make sense, the applicants probably don’t either.
